Fsbo sellers and the benefit of being patient.

Right now, FSBO real estate sales are heating up, but that doesn't mean they're not subject to the same conditions that the rest of the market is experiencing. Selling your home can be a time-consuming process. Few homes sell quickly after being listed. Right now, in most markets the average home spends more than 100 days on the market before going under contract. For the FSBO seller, a sale may take a few weeks more, on average.

If your home sells faster using a real estate agent, should you give up an FSBO sale? Only you – the homeowner – can answer that question. Generally, an FSBO seller may expect his property to remain on the market longer, but there's a good bet that the seller can also get a better price on the home and make more than he would if he listed his property with an agent.

Why? Homeowners who approach the market with a "need" to clear a certain profit on a home sale and who list their homes with a real estate agent are in a difficult spot. In order to get the profit the homeowner is looking for, a real estate agent must ask significantly more for the home. The danger here is that the asking price will exceed what the market in a particular area will bear. The home may sit on the market unsold for months, eliciting little interest from prospective buyers. After what seems like an interminable wait, the homeowner will compromise on price and sacrifice his equity to sell the home. Ultimately, the home is on the market for a long period of time, and the seller sacrifices his equity in the form of both a price break and a real estate commission.

When the preservation of equity is of prime importance, a better approach is to list the home FSBO. Provided the home is priced properly for its location, a longer time on the market that produces the deal the owner is looking for is preferable to a prolonged listing period that requires significant price breaks and a sales commission, and sacrifices the owner's equity in the process.
